738 Broadway in Manhattan, NYC, has a rich history dating back to the mid-19th century. Originally, the site was occupied by a handsome brick-faced house owned by Isaac Jones in 1841. Over time, the neighborhood underwent significant changes, with the Protestant House of Mercy taking over the house in 1855 to provide refuge for women.

In 1866, real estate investor Augustus M. Selden commissioned architects John Warren Ritch and Evan Griffiths to replace the house with a modern loft and store building. Completed in 1867, the five-story structure featured a white marble Italianate façade, similar to other loft buildings being constructed downtown at the time.

The building became known as the Phelan & Collender Building and was associated with various businesses, including a massive factory on Tenth Avenue. However, after a fire in 1883, the business operations were consolidated elsewhere. In the late 19th century, the garment industry began to dominate the neighborhood, leading to interior updates in the building to attract commercial tenants.

By the late 20th century, the area was rediscovered, and the building found new life with artists and students moving into the former loft spaces. In 2014, the building was converted into luxury condominiums, preserving its mid-19th-century architectural charm while offering modern amenities.
