The building was constructed for the real estate developer Joseph L. Buttenwieser and was later sold to Frederick Hill Meserve in 1897. Meserve conveyed it to his uncle, Seth M. Milliken, in 1899. Over the years, the building has hosted various commercial tenants, including R. H. Macy’s and Epiphone, a leading manufacturer of stringed instruments. Notably, Les Paul assembled a prototype for the solid-body electric guitar in Epiphone's workshop here in 1941.

In 1999, the building was acquired by Pratt Institute and restored by Ehrenkrantz, Eckstut & Kuhn Architects. It now serves as Pratt Institute's Manhattan campus.
