134 Spring Street in Manhattan, NYC, has a rich history dating back to the late 19th century. In October 1894, architect and developer Albert Wagner purchased the old buildings at Nos. 134 and 136 Spring Street, along with properties on Wooster Street. Wagner planned to erect a seven or ten-story semi-fireproof business structure, which was designed in the Renaissance Revival style. The building featured massive two-story piers of rough-cut stone at street level, with terra cotta blocks decorated with oak leaves above the second story. Notable architectural elements included full relief rosettes, spandrel panels of wreaths and ribbons, and three massive lion heads below the sixth floor cornice.

Construction began shortly after the purchase, with plans filed in January 1895. The projected construction cost was $150,000, which is nearly $4.4 million today. The building was completed by May 27, 1896, and initially housed apparel manufacturers. One of the early tenants was Franklin & Mirsky, which leased several floors for manufacturing wrappers and tea gowns.

In the early 20th century, the building underwent significant improvements, including the installation of an auxiliary fire extinguisher sprinkler plant in 1909. This was a forward-thinking move, especially given the devastating Triangle Shirtwaist fire that occurred two years later. Over time, the building's tenants shifted from garment manufacturers to other industries, reflecting changes in the neighborhood.

Today, the building's lofts have been converted into modern office space, and upscale shops operate from street level. Despite modernizations, Albert Wagner's original design remains largely intact, with restored elements like the sheet metal cornice.

134 Spring Street, New York, NY 10012, is located in the SoHo neighborhood of Manhattan. It is also associated with the address 84 Wooster Street. The building is a historic landmark featuring a mix of office and commercial spaces.

The property has a total area of 65,972 square feet and was originally built in 1920, with significant alterations made in 1982.

About Optimal Spaces
Optimal Spaces are Tenant Brokers, only representing commercial tenants, not owners or landlords. By contrast, managing agents and most commercial brokers are "landlord agents" representing the interest of owners. Their goal is to market and lease their clients' properties with the best possible terms for the owners. Thus, they will neither show you as broad a selection nor push to get the best price, since their loyalty is to the Landlord. An Optimal Spaces agent will show you a broader range of properties and offer you a broader range of important services than a managing agent or commercial broker will. We will provide you with a market survey, floor plans, pricing expectations , and access to our rolodex: Optimal Spaces walks you through the process from start to finish. Upon entering your new space, it will look the way you want, all at the price you agreed to spend. In addition to negotiating the best price, we will reveal and abate many "hidden costs" to you. We will show you all the relevant available spaces and safeguard your interests throughout the process. Because of tour costs to provide these services, we ask in exchange that clients sign an Exclusive Brokerage Agreement. This allows us to plan appropriately for assisting you with every step of the process.
